President of RealtorHomms Brokerage Limited in Lagos, Mr Esse Ozoh, speaks on real estate development in cities like Lagos and other fast-developing areas in Nigeria, in this interview with OLUSEGUN OLANREWAJU

You also talked about raising better commission splits, innovative technology, and tools, how far have you succeeded in this line?

As said earlier, we pay better commissions to our realtors, we also give out incentives if they meet a certain target which does not affect their huge commission. We also empower them with books that would help them sharpen their leadership skills and to close sales seamlessly and that is why we have put together a real estate sales course every weekend on Facebook/Instagram marketing, email marketing, YouTube marketing, and lots more. As a result, this has helped them close in on more sales both digitally and traditionally.

Some of your online slogans are: “Find that bush and invest in it today”, “Buy it before people get there”, and “Don’t just buy any bush, buy the correct one”, how are these realisable?

Yes, don’t just buy any bush, buy the correct one. Everyone wants an investment that would generate huge returns slow and steady and that is why you can buy in a bushy location where development is taking place like Ibeju-Lekki and Epe axis. For instance, Epe now has major developments such as Alaro city and the proposed international airport, as well as the fourth mainland bridge, which will connect Epe to Ikorodu and other parts of the mainland.

The location has been identified as one of the key factors before investing in real estate, how far can we go about this?

The three most important factors when buying a home are location, location, and location. Too often I hear people talking about making decisions based on the home itself, instead of the location, and that is a mistake. Anyone who doesn’t understand how the real estate market works will tell you to buy in a good/safe neighbourhood. Well, guess what, neighbourhoods change, just like everything else. Don’t buy in a good or bad neighbourhood, buy in a neighbourhood where you can see the future. Do your research when it comes to neighbourhoods as well just keep in mind most of the best neighbourhoods are going to be more expensive investments. For the best investment, you want a neighbourhood on the verge of being the ‘next’ best. The location creates desirability, desirability creates demand, and demand raises real estate prices.

What strategies do you think are necessary to put in place to reduce the accommodation crisis in the country?
Creative finance allows more people to qualify for a mortgage and buy a home and provides more affordable rental housing. Assist renters to improve their financial position and credit scores to help them achieve homeownership.
